• Project Manager
  Job Description

  Has the experience, leadership skills, and proven record of successful projects to manager large complex projects or multiple. Manages design/build, construction management, or construct-only projects from project assignment through completion. May be responsible for managing more than one project. Accountable for all construction activities on assigned projects.

  Specific Duties

  • Assists the Director of Preconstruction in responding to RFP’s including the preparation of conceptual cost estimates, budgets, schedules, and other proposal documents.
  • Helps identify value-engineering opportunities to present to the owner.
  • Establishes relationships with owners and architects to secure new business and participates in client presentation if required.
  • Prepares detailed estimates, cost code input, and cost control systems.
  • Responsible for preparing bid packages and invitation to bid inquiries, receiving and analyzing bids from subcontractors and suppliers, qualifying subcontractors, and awarding subcontracts with major purchase orders.
  • Plans, sequences, and schedules the project with input from the superintendent and subcontractors. Manages the project schedule, conducts jobsite meetings, and prepares updated schedules.
  • Responsible for project cost control including updating of labor cost reports, summary cost reports, and project status summaries.
  • Manages client relations including progress meetings, correspondence, periodic reports, change orders, and response to client inquiries.
  • Prepares requisitions for payment and other required project invoicing. Maximizes project cash flow through invoicing and collections.
  • Prepares and secures owner acceptance of contract change orders.
  • Issues modifications to subcontracts and purchase orders after owner acceptance and updates budget in summary cost report.
  • Manages subcontractor and supplier performance issues, based on input from Superintendent, including documentation, default notices, and replacement, if necessary.
  • Assists in the development of construction personnel through mentoring and on-the-job training.

  Additional Job-Related Duties

  • Monitors the progress of design documents.
  • Participates in design review meetings and provides input regarding constructability as well as scope and cost changes.
  • Works with construction core personnel to establish job organization inducing Superintendent and Assistant Superintendent requirements.
  • Coordinates requirements of governing authorities for permits, inspections, and final approval of the project with A/E.
  • Maintains submittal control, including scheduling, receiving, reviewing, approving, and expediting submittals from suppliers and subcontractors to comply with progress schedule.
  • Manages payments to subcontractors and vendors including reviewing and approving schedules of value, pay requisitions, invoices, and require insurance coverage.
  • Reviews and monitors project progress, quality, and safety.
  • Works with Superintendent and makes corrections as required to comply with contract and company policies and procedures.
  • Effectively manages project close-out tasks and any warranty work.

  Qualifications

• Assistant Project Manager
  Job Description

  Responsible for assisting Project Managers and Superintendents in coordinating the activities of a project to ensure cost, schedule, document control and quality standards are met. Under the direction of the PM, the Assistant Project Manager is expected to take on tasks with the goal of learning as much as possible about construction.

  Specific Duties

  • Assists PM’s in responding to RFP’s including the preparation of conceptual cost estimates, budgets, schedules, and other proposal documents.
  • Review Owner contract to become familiar with the terms and conditions.
  • Assists in preparing estimates, cost code input, and cost control systems.
  • Distribute project schedules. Ensure subcontractors have the most up to date scopes of work. Assist PM in the development of overall project schedule.
  • Ability to review drawing and specifications to become completely familiar with eth project and identify long lead times and critical path items.
  • Develop project submittal log and obtain designer’s approval.
  • Manage submittal log and ensure all submittals are processed promptly.
  • Ensure contracts, insurance, and bonds are current and received before subcontractor performs any work on site. Follow up on cancellation of all non-received documents and escalate any issues to the PM.
  • Collect subcontractor changes for review by the PM.
  • Complete quantity take-offs as requested by estimating and the PM.
  • Review and code invoices. Check for accuracy and compare to cost and complete forecast.
  • Maintain client relationships at the appropriate level reinforcing the Company’s commitment to continuously addressing their needs and interests.
  • Collect all required close out documents for certification.
  • Assemble the close out documents and address non-compliant subcontractor directly for compliance.
  • Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors.
  • Is well versed in the Company’s safety program procedures and policies.

  Job Description

  Specific Duties

  • Produces and updates weekly 4-week short interval schedule and works closely with Project Manager to integrate and ensure adhesion to overall project schedule.
  • Plans and develops construction techniques and methods, materials handling, crew sizes and deployment, equipment requirements, and task sequences.
  • Recruits and coordinates training for all hourly jobsite personnel.
  • Assists in applicable jobsite training of onsite Assistant Project Managers and Assistant Superintendents.
  • Uses discretion and judgement to administer company policies and procedures fairly and consistently.
  • Purchases miscellaneous material and requisitions equipment in an efficient manner to increase productivity, efficiency, and profitability.
  • Makes decisions regarding changes to the project and resolution of conflicts.
  • Reports, verifies, and documents to management for extra work requested by owner, or occasioned by job conditions, which are beyond the original estimate or contract documents, and works closely with Project Manager to determine appropriate costs, pricing, and schedule impact.
  • Prepares Labor Cost Report and assumes budget responsibility for labor costs, including subsistence and expenses, and miscellaneous purchases, such as concrete, lumber, equipment rental, and overhead.
  • Initiates all jobsite safety and accident prevention efforts. Investigates and reports all accidents.
  • Participates in marketing efforts by making contacts, maintaining a network of possible clients and project leads, participating in presentation and proposal preparations.

  Additional Job-Related Duties

  • Checks and verifies dimensions within the design drawings and as related to shop drawings. Verifies valid/current insurance of all on-site companies.
  • Inspects for quality and for compliance with engineered drawings.
  • Resolves quality assurance deficiencies.
  • Conducts weekly subcontractor progress meetings.
  • Holds weekly safety meetings and inspections for submission.
  • Conducts new-hire safety orientation utilizing NCB’s code of safe practices. Acts as NCB’s on-site security representative.
  • Complies with contract specifications, Pos, SCs, and permitting agencies for required inspections.
  • Generates RFI’s and applicable project correspondence.

  Qualifications

  • High school diploma or equivalent required.
  • Minimum of five (5) years of applicable construction experience required. Minimum of two (2) years of supervisory experience in a construction environment.
  • A four (4)-year degree in building construction or a related field of study may be substituted on a year-for-year basis for applicable construction experience.
  • Current certification in First Aid and CPR.
  • Maintains an OSHA Ten (10)-hour course current within the past three (2) years.

  Working Conditions

  • This position is normally performed in a jobsite work environment, which does subject the employee to the elements. The noise level in the work environment is usually moderate to loud, and hearing protection may be required under certain conditions.
  • This position may require a flexible schedule, periodic overtime, travel, and seven-day workweeks as needed.

  • Purchases general materials and requisitions rental equipment.
  • Identifies and recommends outstanding workers for the Permanent Construction Employee (PCE) program and trains and develops assigned PCEs in preparation for their promotions.
  • Advises management when extra work is requested by the owner or occasioned by job conditions beyond the original estimate or contract documents.
  • Makes recommendations for hiring, firing and disciplinary actions for project-based employees and subcontractors under his/her supervision; works to resolve conflicts and handles complaints.
  • Completes performance reviews of assigned employees.
  • Dependent on project type, takes charge of layout and produces accurate line and grade for work; checks and verifies dimensions within the design drawings for each assigned phase of work; coordinates shop drawings.
  • Is responsible for day-to-day quality control for work under his/her supervision.
  • In the absence for the Superintendent is responsible for the overall management of the project.

  Specific Duties
